 2) Get PreQualified / Preapproved - Rogue Sportsman's Realty has developed relationships with Gold Beach lending institutions.  You can find out more about what you need to pre-qualify here.

 3) Look at Homes for Sale - Rogue Sportsman's Realty brokers have toured the Gold Beach homes for sale and would be pleased to suggest homes to look at which will meet your wants and needs. 

 4) Write a Purchase Offer - Your RS Realty broker can assist you in completing a standard purchase offer including any the contract contingencies you deem necessary. 

 5) Negotiate and Write Counter Offers - If necessary, your RS Realty broker can assist you with any negotiations.

 6) Make an Earnest Money Deposit - When an offer is accepted, Rogue Sportsman's Realty will hand-carry your earnest money to the title company of choice.

 7) Open Escrow / Order Title - Rogue Sportsman's Realty will work closely with your title company of choice.

 8) Order Appraisal - Your financial institution may wish to take charge of this step but Rogue Sportsman's Realty stands by to assist in any way possible.

 9) Comply With Lender Requirements

11) Order Homeowner's Insurance Policy - Rogue Sportsman's Realty will work closely with your insurance company of choice.  We can recommend local insurance agents/agencies.

12) Conduct Home Inspection - Let Rogue Sportsman's Realty provide you with a current list of local home inspectors.

13) Issue Request for Repair - Your RS Realty broker can assist you in making any repair requests of the seller.

14) Remove Contingencies

15) Do Final Walk-Through - Your RS Realty broker will make the home available to you to perform your final walk-through of the home.

16) Sign Loan / Escrow Documents - Your title company of choice will make an appointment with you to sign the documents completing the transaction.

17) Deposit Funds / Close Escrow - After recordation, unless your contract specifies otherwise, the property is yours -- change the locks immediately.
